How I help
Moving Here, Moving Up or Moving On
Buying, selling, relocating or timing a move between two homes. Here's how I work in each case.
For buyers
Buying
Find the community before the listing.
Most people start by scrolling listings. That's backwards, because you can't judge a house until you know what you can spend and where you'd want to wake up. So we talk first, you get pre-approved, and then we figure out which of the communities up here fits how you want to live.
After that the house part gets easier. We tour and compare, I point out the catch as well as the charm, and when you find the one we write an offer that makes sense for that home on that day. For prices, I pull live MLS the day you ask.

For sellers
Selling
A listing is an ad. I write it like one.
You're not hiring a salesperson when you pick a listing agent. You're hiring a marketer. I spent 29 years in advertising and brand strategy before I ever showed a house, and that's how I sell one: figure out who your buyer is, what they care about and why your home is the answer.
It starts with the price. The right number from day one beats a high number that sits. Then we prep the things that move a buyer and skip the ones that don't. I direct the photography, because buyers decide on a screen and the first photo is your headline. And you get a weekly update from me whether the news is good or not.

For people moving here
Relocating
Same drive home. A very different place to land.
People moving here, from inside Houston or from another state, tend to arrive with a flat picture of what's north of the city. The reality has a lot more texture. There are walkable town centers, lake towns, golf communities, acreage under the pines and brand-new towns going up on the prairie.
Start with the community quiz. It takes about two minutes and matches you to the places that fit how you want to live. The Relocation Guide goes deep on all fifteen. Then we get on a call and I fill in what a guide can't.
School zoning often splits within a single community, so confirm the district and campuses by the exact address. I'll help you do that.

Moving Up or Down
Buy first or sell first?
If you already own a home up here and want a different one, the question that keeps you up is the order. Sell first and you know your exact number, but you need somewhere to land. Buy first and you get the house you want, but you might carry two.
There's no universally right answer. There's a right answer for your situation, and it comes down to your finances, your timeline and how much uncertainty you can live with. We'll lay out both paths before you commit to either.
